LOW DOC LOANS · EAST MONEY GUIDE

Low doc loans: when a different evidence path may help

Low doc does not mean no assessment and it does not remove the need to verify a borrower’s position. It describes an alternative evidence path that may suit some self-employed borrowers who cannot yet provide the standard set of current financial statements.

East Money · General information

Start with why standard evidence is unavailable

A recently completed financial year, changed business structure or fast growth may mean lodged accounts do not show the current position. The reason should be genuine and supported by consistent alternative documents.

Expect meaningful verification

Depending on the lender and loan, evidence can include business bank statements, BAS, accountant confirmation and declarations. The lender still assesses income, expenses, debts and the ability to repay.

  • Recent business bank statements
  • BAS or other trading evidence
  • Accountant information where permitted and appropriate
  • Personal liabilities and living expenses

Compare cost and policy trade-offs

Alternative-document loans may involve different rates, fees, lending ratios or property restrictions. Compare the total structure and a future pathway back to standard evidence where possible.

Consistency matters across every document

Turnover, declared income, bank activity and tax information should tell a coherent story. Unexplained differences can delay or prevent an approval.

Do not borrow to an optimistic number

Use sustainable income and allow for tax, business working capital and variable trading. A different evidence path should not be used to stretch repayments beyond a realistic level.

QUESTIONS PEOPLE OFTEN ASK

Useful points to clarify early.

Is low doc the same as no doc?

No. Responsible assessment and verification still apply. A credible alternative set of evidence is required.

Are low-doc loans only for self-employed borrowers?

They are generally designed for borrowers whose self-employed income is not readily verified through standard payslips and current full financials.

Can I refinance later to a standard loan?

Potentially, when current financial evidence supports it and the application meets lender policy at that time.
